Members Present: Will Husta, Chairman; Kathie Grambling; Diane Silverberg; Paris Perry; Mark Knudsen

Absent: Brian Taylor; Dottie Pismopulos; Dan Proctor

Chairman Husta called the meeting to order at 7:05PM and read the Agenda into the record.

Chairman Husta stated Alternate Member Kathie Grambling would be acting as Dottie Pismopulos on all cases tonight.

Chairman Husta opened the Public Hearings with the Pledge of Allegiance

Public Hearing:

Bress, Anne & Ferri, Steve, Applicants & Property Owners-Applying for SUPs for a 2 bedroom B&, Museum and gift shop on property located at 1 Basten Lane in the R-1 zoning District at tax map number 62.3-2-12.110.

Anne Bress and Steve Ferri presented Application.

Application update: Applicants submitted pictures that mock-up what the required NYSDOT signs might look like and potential days and hours of operation for each use.

Board Discussion update:  Board reviewed NYSDOT sign and access requirements and final parking.

-Kathie Grambling motioned to accept the revised list of record items as presented in public meeting and agreed upon by Applicants; Diane Silverberg seconded the motion

Motion carried by a vote of 5 Ayes, 0 Nays, 3 Absent, 0 Abstention and 0 Recusals.

Determination:  At a regular meeting of the Zoning Board of Appeals, it was motioned by Kathie Grambling and seconded by Diane Silverberg  to approve the special use permits for a 2 bedroom bed & breakfast, micro-museum and gift shop based on the evidence outlined in this document,  in the public record and on the floor plans and approved access flow map which are annexed to this decision.

Conditions:

  1. Applicants shall obtain Department of Health approval.
  2. Applicants will obtain and comply with NYSDOT permit requirements.
  3. If Applicants choose to paint the outside of the existing building      and garage, they shall choose a color from a historic color pallet.

Nerone,Jenifer – SUP for Chickens at 486 Mohonk Rd in the A-4 zoning district at tax map number 78.1—9. Kristin Nerone presented application.

Applicant update: manure pile has been moved to meet the 200’ setback from all property lines. They have currently 19 fowl.
