Chairman Husta called the meeting to order at 7:11PM and read the Agenda into the record.
Chairman Husta stated Alternate Member Kathie Grambling would be acting as Dottie Pismopulos on all cases tonight.

1. Granfield, Stephen- Appeal of CEO requesting an Area Variance at 165 Stone Dock Rd High Falls in the R-1 zoning district at tax map number 69.4-2-11.
Matt Mason, Registered Architect presented application on Mr. Granfield’s behalf..
Mr. Mason stated the property owner wishes to expand an existing single family residence with an addition to enlarge the existing 10×10 bedroom and add a carport to the front of the house. There is an undeveloped 50’ wide ROW on the north side of the property which the CEO determined because of note 4 on the Density Control Schedule requires the property owner to have two front setbacks. This is requiring the addition to need a variance of approximately 14’ for the front setback on the north side. The carport is proposed to be off the front of the house that fronts on Stone Dock Rd. The carport would need approximately an 8’ front setback variance.
Colleen Bicknese the neighbor on the other side of the undeveloped ROW, who also has an open appeal requesting a variance, was present. She stated she hired Mike Moriello, a land use Attorney to conduct a title search.. This resulted in no clear rationale of why the 50’ ROW was created. She stated she was going to request a meeting with the Town of Marbletown Planning Board to discuss the possibility of dissolving the ROW.
Motions.
Paris Perry motioned that once the Granfield application is deemed complete by resolving whether the Variance request will be requested as presented, the Secretary is authorized to publish a legal notice for the next available ZBA meeting. This authorization expires in 90 days or the cut-off for the April 2014 ZBA meeting. Dan Proctor seconded the motion

Chairman Husta opened the Public Hearings with the Pledge of Allegiance
Public Hearing:
Nerone,Jenifer – SUP for Chickens at 486 Mohonk Rd in the A-4 zoning district at tax map number 78.1—9.
Update:
Board received email correspondence from Claude Suhl on behalf of neighbor Richard Williams.
Chair Husta spoke to BOH regarding setbacks for manure or coop to occupied residences. The distance required is 50’.
No official actions were taken regarding this application
